Terms and conditions, version 01.03.2026
Including pet policy and electric vehicles policy
1. Your booking becomes effective when we confirm to you by email.
2. Payment - we invoice a £100 non-refundable deposit to secure your booking. The balance becomes due one month before the start of your holiday.
3. Cancellations, refunds and no-shows
- Cancellation more than one month before arrival date
- Full refund
- Cancellation less than one month but more than 7 days before arrival date:
- Either - £100 cancellation fee, refund the rest
- Or - we may mutually agree to credit sums paid to a holiday on different dates
- Cancellation fewer than 7 (seven) days before arrival date
- Either - £250 cancellation fee, refund the rest.
- Or - we may mutually agree to credit sums paid to a holiday on different dates.
- No shows
- No shows are not refundable. If you do not inform us that you are not coming we assume you are at the cottage.
- Cancellation caused by force majeure such as a pandemic or a problem at the cottage
- Full refund
- We reserve the sole right to decide whether an incident represents force majeure.
5. The maximum number of guests permitted to sleep at Sea Haven is:
- Five if you booked as a family
- Two if you booked with a discount for a couple or a single traveller…
You are informed that Sea Haven is a small traditional fisherman's cottage set on a steep hill that may be unsuitable for guests with limited mobility.
- Headroom on the staircase is limited - tall people may bump their heads.
- A carpeted spiral staircase leads to the top floor bedrooms. The stairs are not steep on one side, but, like all spiral staircases, they are steep on the other side. The overall size of the cottage is best described as 'spacious' for a couple, 'perfect' for a family with kids or 'cramped' for five adults.
7. Pet policy
- Maximum one small pet.
- Downstairs only. Guests with a pet agree not to permit him/her upstairs, so the staircase door must be kept closed.
- Zero pet hair. Guests agree to thoroughly remove any pet hair, leaving no trace that a dog/cat has been present.
- Zero pet damage. Guests agree to promptly repair or replace furniture, carpets or soft furnishings damaged or stained by pets.
- Never alone. Guests agree never to leave a pet in the cottage when you go out. All three pubs welcome well-behaved dogs so there is no reason to leave a dog alone in the cottage.
8. Noisy parties. Sea Haven has a no noisy parties policy.
9. Sub-letting is prohibited.
10. Electric Vehicles (EV). If you will connect an EV to the cottage you must inform us in advance and we will jointly estimate the additional electricity cost and add it to your rental price. We welcome and encourage EV use but you must pay your own travel costs. You are informed that we do not provide special EV charging facilities, the power supply is standard household single-phase and you may not connect anything to the cottage that is unsafe or prohibited by law.
11. Breakages. If you accidentally break something, we do not expect you to pay for it, but please inform the housekeepers straightaway so we can replace it promptly. This clause specifically excludes damage by pets - see point 7, above.
12. Smoking and the use of candles and tea lights are strictly prohibited inside Sea Haven.
13. Changes. Should you wish to change the agreed and paid for dates of your holiday we will make every effort to accommodate you.
14. Sea Haven and Seahaven (!) Your reservation is for Sea Haven at 3 Cowbar Bank, Staithes, TS13 5BZ. You are informed that there is a cottage with a similar name, Seahaven near the Cod and Lobster. Staithes is a quirky kind of place and multiple cottages with similar names is not unusual... but don't go to the wrong one!
